TERMS OF SALE: Each parcel to be sold “AS IS” to the highest bidder at public auction with no upset price and with no representations or warranties as to title, possession, or any other warranty. Not less than 10% of the highest successful bid price shall be deposited with the commissioner immediately upon the close of bidding by cash, certified check or cashier’s check. Prior to bidding, each bidder must show proof of buyer’s ability to comply with the down payment requirement. The balance of the purchase price shall be paid upon approval and confirmation of the sale. All costs and expenses of closing including without limitation, the cost of conveyance documentation, conveyance tax, escrow and recording fees, and securing possession of the property upon recordation shall be the responsibility of and paid for by the buyer.
