THIS NOTICE is published in accordance with Section 514B-95.5 Hawai’i Revised Statutes, as amended (“HRS”), to inform prospective owner occupant purchasers that Keananui Limited Partnership (“Seller”) will be selling fee simple condominium units located within that certain condominium project located at 68-1118 North Kaniku Drive, Kamuela, Hawai’i, known as “Kulalani at Mauna Lani” (the “Project”). The land on which the Project is located is identified by Tax Map Key No. (3) 6-8-022-007-003; -044; -052; -055; -056. As part of its first marketing phase, Seller will be offering for sale five (5) fee simple residential units (the “Units”) within four, separate – 2 story high, townhouse style, buildings within the Project. AN EFFECTIVE date for a Developer’s Public Report for the Units was issued by the Real Estate Commission of the State of Hawaii on July 07, 2026. IN ACCORDANCE with HRS Section 514B-96, Developer hereby designates the five (5) fee simple residential units of the Project identified below (the “Owner-Occupant Units”) as initially for sale only to owner-occupants. The Owner-Occupant Units constitute (a) at least fifty percent of all of the residential units covered by the Developer’s Report, and (b) a proportionate representation of all of the residential units in the Project. For a thirty day period following August 1, 2026, the Owner-Occupant Units will be offered only to prospective owner-occupants who will use the residences as their principal residence for a period of not less than 365 consecutive days. Owner-Occupant purchasers will be required to sign an affidavit stating that they will use the Owner-Occupant Unit as their principal residence for a period of not less than three-hundred sixty-five (365) consecutive days. THE OWNER-OCCUPANT Units are 5 (Five) residential units in four Buildings: Unit 103, 902, 1006 1103 and 1104. The estimated sizes and minimum sale prices for each of the different unit types are as follows: Plan A1 Reverse (Unit 1104): 1868 sq. ft. plus lanai and 2-Car Garage from $2,100,000 Plan A2 (Unit 902): 2022 sq. plus lanai from $2,500,000 Plan A2 Reverse (Unit 103 and 1103): 2022 sq. plus lanai and 2-Car Garage from $2,000,000 (103) or $2,500,000 (1103) Plan B1 Reverse (Unit 1006): 1331 sq. ft. plus lanai and 1-Car Garage from $1,500,000.
