PUBLIC NOTICE KAUHALE I KE KULA UKA OPENING OF THE PROJECT WAITING LIST – SECTION 8 PROJECT-BASED VOUCHERS Hawaii Island Community Development Corporation is pleased to announce the opening of the waiting list for the Kaloko Housing Project: Monday, July 29, 2024, through Monday, August 12, 2024 (Application Period). KAUHALE I KE KULA UKA (PROJECT) (formerly called the Kaloko Heights Affordable Housing Project) Affordable housing for families: 41 two-bedroom and 58 three-bedroom units Located at 73-4515 Hina-Lani Street, Kailua-Kona, Hawaii, 96740 Applications may be obtained and accepted online, in-person or via U.S. Mail: To obtain an application online, please visit www.hawaiiaffordable.com. To obtain an application in-person, you may visit Hawaii Affordable Properties, Inc. at Honalo Business Center 79-7266 Mamalahoa Highway, Suite 1, Kealakekua, Hawaii, 96750. To obtain an application via U.S. Mail, please call 808-322-3422 (TDD: 877-447-5990), email kalokoapplications@hawaiiaffordable.com, or mail a written request with your name, address, and contact number to: Hawaii Affordable Properties, Inc., P. O. Box 148, Kealakekua, Hawaii, 96750. Applications must be received or postmarked by August 12, 2024. After the closing of the Application Period, a randomized selection by lottery will determine the position of each application on the waiting list. As such, date and time of receipt of the application has no bearing on its position on the waiting list. Funding for the Project is made possible through funding resources from the State Hawaii Housing Finance and Development Corporation (State) and the U. S. Department of Housing and Urban Development (HUD) administered by Hawaii County Office of Housing and Community Development (County), and is subject to the following income/unit restrictions: Three (3) two-bedroom units for households earning at/below 30% of the adjusted income limits established by the National Housing Trust Fund Program (administered by the County). Three (3) three-bedroom units for households earning at/below 30% of the adjusted income limits established by the National Housing Trust Fund Program (administered by the County). 36 two-bedroom units for households earning at/below 50% of the adjusted income limits established by the State Low Income Housing Tax Credit Program. Two (2) two-bedroom units for households earning at/below 60% of the adjusted income limits established by the HOME Investment Partnership Program (administered by the County). Three (3) three-bedroom units for households earning at/below 60% of the adjusted income limits established by the HOME Investment Partnership Program (administered by the County). 52 three-bedroom units for households earning at/below 60% of the adjusted income limits established by the State Low Income Housing Tax Credit Program. For the Project-Based Voucher (PBV) Program: 75 units (17 two-bedroom units and 58 three-bedroom units from the units above) will be provided with rental assistance from federal funds received through HUD and administered by the County. The County determines eligibility for the PBV program based on the total gross income and family size. Eligibility is also limited to U. S. citizens and specific categories of non-citizens with eligible immigration status. Only applications delivered or postmarked by August 12, 2024, will be included in the initial lottery. Applications that are not selected during the initial lottery or are received after the deadline will be placed on the Project’s waitlist based on the date and time the application was received.
